The forward funding agreement is the first transaction made by the two parties since they partnered to establish an affordable housing fund management platform in November 2024.
Made on behalf of the Gresham House Thriving Investments Residential Secure Income LP (ReSI LP), this funding is being provided to the Clapham Park Regeneration Estate.
The 122 homes are supported by a grant from the Greater London Authority.
A joint venture between Vistry’s Countryside Partnerships and Metropolitan Thames Valley Housing Group (MTVH) will act as the developer.
These homes will be scheduled for completion by the Winter of 2026/2027.
The Clapham Park Regeneration project began in 2005 and has so far delivered 1,500 homes with an approved masterplan to deliver over 2,500.
Currently, Countryside Partnerships and MTVH have over 840 homes under construction.

"London is experiencing a severe shortage of affordable housing, and this investment aligns with both the UK government's appeal for institutional collaboration in housing growth, aiming to accelerate the delivery of affordable, high-quality, and energy-efficient homes, as well as the Fund’s social impact commitment,” said Ben Fry, fund manager of the Gresham House Thriving Investments Residential Secure Income LP.
